The acquisition of Crystal Springs Resort gives South Street Partners a 1,400-acre property positioned around golf, leisure and proximity to the New York metropolitan area.
South Street Partners has acquired Crystal Springs Resort in Sussex County, New Jersey, expanding its hospitality portfolio with a four-season property spanning more than 1,400 acres. The transaction transfers ownership from the founding families that had owned and operated the resort since its inception in 1995. For South Street Partners, the deal adds an asset roughly an hour from Manhattan and marks its first property in the New York metropolitan area, according to the company.
Crystal Springs is structured around the kind of drive-to leisure proposition that has become central to South Street’s resort portfolio: a rural setting within reach of a major urban population. The resort is located across Hamburg, Hardyston, Vernon and Franklin, New Jersey, and the release describes it as the closest resort to New York City. South Street said the property is also near four major airports, while approximately 14 million people live within 50 miles, 29 million within 100 miles and 50 million within 200 miles.
The resort’s offering combines accommodation, golf, food and wellness facilities. Its assets include two hotels, six public golf courses, ten dining venues, a wine cellar and 100,000 square feet of meeting and event space. Guests and club members also have access to a 30,000-square-foot sports and fitness centre, nine indoor and outdoor pools, and a range of outdoor activities. The release identifies Restaurant Latour as a Wine Spectator Grand Award winner and highlights Ballyowen among the golf courses.
The acquisition broadens South Street Partners’ operating footprint while staying within the firm’s stated focus on resort, residential and commercial real estate in high-growth, drive-to destinations near large metropolitan areas. The firm said it has deployed $1.9 billion of equity across those property types and has $3.8 billion in assets under management. Those figures were presented by South Street as part of its company profile, rather than as transaction-specific financial terms, which were not disclosed in the release.
Crystal Springs also gives the firm an established platform for combining accommodation with golf, dining, events, wellness and seasonal outdoor recreation in one location. The resort hosts the New Jersey Food and Wine Festival, which the release says features Michelin-star chefs and winemakers, and its facilities include Grand Cascades Lodge, Minerals Resort & Spa and the Minerals Sports Club. The transaction therefore places South Street Partners in a market where access to a large metropolitan population is paired with a broad, year-round resort proposition.
