Raffles Hotels & Resorts is bringing 28 serviced homes to Bali, pairing private ownership with resort access as hospitality groups expand into branded residences.
Raffles Hotels & Resorts is introducing Raffles Residences Bali, a collection of 28 ultra-luxury homes within a 5.3-hectare private estate beside Raffles Bali in Jimbaran. Developed by PT Jimbaran Greenhill, led by Kajima Development Pte Ltd in partnership with PT Jimbaran Hijau, the project will be managed by Raffles and is scheduled to begin launching in multiple phases in Q2 2026. The development extends the Raffles proposition beyond hotel stays into privately owned homes supported by the brand’s service model.
The residences are planned on a forested headland overlooking the Indian Ocean and Bali’s mountains, with access through a private road and a deliberately low-density layout. The three- to five-bedroom homes will offer at least 502 square metres of interior space, with views oriented towards the ocean, cliffs, or both. Their setting places privacy and a freestanding residential format alongside proximity to Raffles Bali’s existing hospitality facilities.
Design work is being led by Kajima with Area Designs, while HBA Resort Bali, AEDI Design Bureau and BLINK Design Group are responsible for the interiors. Plans include indoor-outdoor living and dining areas, 15- to 20-metre infinity-edge swimming pools, shaded pavilions, private spa-style bathrooms, dual kitchens and adaptable rooms that can serve as wellness studios, studies, nurseries or additional suites. The residences are Green Globe Certified, with plans shaped around existing trees, native planting and energy-saving cooling systems.
Ownership is positioned around access to Raffles Bali’s wider operating platform rather than accommodation alone. Residents will receive priority access to facilities including Rumari, the resort’s infinity pool, beachfront, spa and bar, while Raffles Residence Butlers will coordinate housekeeping, landscaping, maintenance, dining arrangements, yacht charters and cultural excursions. The project is also supported by Accor One Living, which provides development, design and operating capabilities for mixed-use projects and branded residential communities.
The project illustrates how luxury hospitality brands are using residential formats to extend their relationships with customers into ownership, while developers use established service identities to differentiate high-end property. A limited number of residences will be offered in Q2 2026, with a private preview website available for qualified buyers to register for floorplans and invitation-only showings. For Raffles, the Bali project makes the brand’s emphasis on privacy, design and personalised service tangible in a resort-residential setting.
