The Nexo Residences agreement extends AvantStay’s South Florida footprint while combining professionally managed rentals with coworking and residential amenities.
AvantStay is expanding its South Florida presence through a partnership with Nexo Residences, a 16-story professionally managed short-term rental condominium in North Miami Beach. The release reported that the property is scheduled to open in Q3 2026, with AvantStay serving as its preferred property manager and technology platform. The arrangement places short-term rental operations inside a development designed to combine residential living, hospitality services and work-oriented facilities.
The partnership reflects the property’s intended reach across several types of users, including local residents, leisure travellers and remote professionals, according to the release. Nexo Residences is being developed by Fortune International Group and Blue Road, and is described as a fully integrated lifestyle destination rather than solely a residential building. Its positioning connects a managed-stay model with amenities intended for both everyday use and temporary accommodation.
Located at 13899 Biscayne Blvd., Nexo is planned to include 254 residences ranging from studios to three-bedroom units, alongside a limited collection of three- and four-bedroom townhomes. The residences are to be delivered fully furnished, with features including European-style kitchens, Dekton countertops, Bosch appliances, floor-to-ceiling windows, glass-railed balconies and lockable owner closets. AvantStay is expected to manage short-term rental operations for the studios through three-bedroom units, supported by an on-site hospitality team handling guest services, housekeeping and day-to-day operations for owners.
The development’s amenity programme gives the agreement a broader hospitality dimension. The release lists a three-storey arrival lobby, resort-style pool, jacuzzi, outdoor kitchens, children’s playground, outdoor cinema, private event area, fitness centre and rooftop observatory deck. It also includes a two-storey coworking and technology hub, while smart-key access, a self-service package system and high-speed Wi-Fi in common areas are intended to support the guest experience.
For AvantStay, the project adds a branded, technology-supported management role to a mixed residential setting in a market the company identified as important to its growth. The company said its portfolio includes more than 3,000 short-term rental properties across 65 markets, while the Nexo announcement emphasises properties built around flexibility between living, working and travelling. With the opening reported for Q3 2026, the partnership positions Nexo as a test of how managed short-term rental operations can be integrated into a larger residential and amenity-led development.
