The Costa Rican resort community is extending its branded residential offering with a second neighbourhood combining private homes, resort services and members’ amenities.
Peninsula Papagayo is planning a second oceanfront neighbourhood of Andaz Residences in Costa Rica, adding 35 homes near Andaz Peninsula Papagayo. The collection will include two-, three- and four-bedroom floor plans, with construction planned to begin in mid-2026 and completion anticipated in 2028. Early commitments from existing owners have already been secured, indicating that the project is being positioned as an extension of an established branded-residential proposition rather than a standalone housing development.
The project follows the initial phase of Andaz Residences, which debuted in 2023, and broadens the mix of accommodation and ownership options within the Peninsula Papagayo community. The new enclave is being presented as a more independent residential setting while retaining proximity to the Andaz Peninsula Papagayo Resort and the wider peninsula’s amenities. Each home will be serviced and managed by Andaz Peninsula Papagayo, connecting private ownership with the operating model of a luxury resort.
Mohari Hospitality and Gencom are developing the collection, with design by Predock. The homes are planned around indoor–outdoor living, private plunge pools and, in most cases, rooftop terraces overlooking Culebra Bay. An owners’ clubhouse will add ocean-view terraces, a resort-style pool, fitness and wellness areas, co-working lounges and an upper-level retreat serving light fare and refreshments. The residences are priced from under $4 million.
Owners may also participate in an optional rental programme and club membership, with access to the members-only Clubhouse at Prieta Beach, the Arnold Palmer Signature golf course and Papagayo Park, described by Peninsula Papagayo as a more than 20-acre sports and wellness hub. The wider resort is also undergoing a series of enhancements, including updated guestrooms and suites, expanded wellness and movement programming, a new restaurant called Gaio and work on an expanded Casa de Playa beach-house retreat.
The development illustrates how resort operators and property developers are using branded residences to extend hospitality concepts into ownership, while preserving access to service, amenities and destination infrastructure. Peninsula Papagayo’s second Andaz collection adds scale without separating the homes from the resort ecosystem that gives the location its commercial proposition. With early owner interest already recorded and delivery scheduled for 2028, the project places managed residential living at the centre of the community’s next phase.
