FirstService Residential has been selected to manage Viceroy Residences Clearwater Beach, a luxury condominium development being developed by BH3 Management and U.S. Development at 551 Gulf Boulevard in Clearwater Beach, Florida. The appointment gives FirstService responsibility as management partner for a project planned across two nine-storey towers with 86 residences. Announced on June 5, 2026, the agreement places property management and lifestyle services at the centre of a branded residential scheme positioned along Florida’s Gulf Coast.
The development is being delivered through a partnership with Viceroy Hotels & Resorts and is described in the release as Clearwater Beach’s first new luxury condominium launch in more than a decade. Its location is directly along the water, with the project minutes from downtown Clearwater and Sand Key. The announcement reflects the combination of hospitality branding, residential ownership and ongoing building operations that increasingly defines this segment of coastal real estate, although the release does not provide broader market data.
Planned amenities include an owners’ restaurant with direct service to the pool and beach, a private beach club with approximately 3,000 square feet of restaurant and pool-bar space, and a full-service spa with sauna, steam rooms and interior and exterior plunge pools. Residents are also expected to have access to a fitness centre with Gulf views, a media lounge, a clubhouse, a resort-style pool with private cabanas, a beach bar and a sunset deck. The project is designed at 18.6 feet NAVD, above the 12-foot NAVD FEMA standard cited by the release, and will use full concrete construction and missile-impact glass engineered for winds up to 165 miles per hour.
For FirstService Residential, the assignment extends its stated focus on hospitality-minded property management for residential communities in the United States and Canada. The company says its services can include 24/7 customer care, lifestyle programming, amenity activation and technology tailored to a community’s needs. In this project, the management role is therefore tied not only to maintaining the condominium but also to supporting the service layer promised by the Viceroy brand and the development’s extensive amenity programme.
Sales for Viceroy Residences Clearwater Beach were reported as underway from the onsite presentation gallery on June 5, 2026, while vertical construction was expected to begin in autumn 2026. The release did not report a confirmed construction start or completion date. For the developers, selecting a management partner before that stage establishes an operating framework for the residences; for FirstService Residential, it adds a branded waterfront development to its Florida portfolio.
