With residential sales now underway, ONE Carmel combines large estate properties, restored equestrian spaces, and wellness-focused amenities in one of the Monterey Peninsula’s last major residential developments.
ONE Carmel has officially launched residential sales for its private community in Carmel Valley, marking one of the final large-scale opportunities for new residential development on California’s Monterey Peninsula. Spanning 891 acres, the project includes 73 estate homesites and completed residences, positioning itself as a long-term residential enclave where architecture, landscape, and community amenities are intended to evolve together rather than function as separate elements.
The development arrives at a time when luxury residential projects increasingly emphasize lifestyle as much as location. Homesites ranging from roughly two-and-a-half to more than 12 acres are designed to accommodate expansive residences while preserving views of the Santa Lucia Mountains, the Pacific Ocean, and Carmel Valley. According to the developer, the homes will incorporate natural materials, regionally inspired architecture, and optional art curation, reflecting an effort to align contemporary design with the area’s established character rather than introduce a dramatically different visual identity.
Beyond private residences, ONE Carmel places considerable emphasis on shared spaces and community infrastructure. Plans include a central clubhouse, wellness amenities, concierge services, hiking trails, and the restoration of September Ranch, Monterey County’s only public equestrian center. The historic property will feature modern riding facilities while preserving its original red barn as a venue for cultural programming, including art exhibitions, performances, and culinary events. By integrating public equestrian facilities alongside private residential offerings, the project seeks to connect new development with an aspect of Carmel Valley’s historical identity.
Technology also plays a significant role in the community’s long-term vision. Advanced fiber infrastructure and secure digital systems are intended to support residents’ connectivity needs without becoming the defining feature of the development. At the same time, the planned ONE Carmel Foundation is expected to support cultural, artistic, environmental, and equestrian initiatives throughout the Monterey Peninsula, reflecting an intention to extend the project’s influence beyond its residential boundaries.
The first phase of sales includes a limited collection of ten Founders Selection homesites and completed residences, with pricing beginning at $6 million. While the project is clearly positioned at the upper end of the luxury housing market, it also illustrates a broader trend in high-end residential development, where buyers increasingly seek communities that combine privacy, environmental stewardship, cultural engagement, and shared experiences alongside architectural distinction.
